SBB Plumbing Ltd – Household Cover Terms and Conditions


1. Introduction
These Terms and Conditions apply to the household maintenance cover provided by SBB
Plumbing Ltd, including plumbing, heating, electrical, and drainage systems, depending on
your selected plan.

These plans are not insurance policies, but service agreements delivered by skilled,
qualified tradespeople – not salespeople. By subscribing to a plan, you agree to all terms
stated here.

 

2. Definitions 

  •  Cover Plan – A maintenance agreement covering domestic household systems.
  • Call-out – A visit by an engineer to assess and/or fix a problem.
  • Emergency –  A sudden, unexpected issue posing a risk to health, safety or property.
  • Pre-existing Fault – Any issue existing prior to the start of your plan.
  • Planned Work – Scheduled non-emergency work agreed in advance.

5. What’s Included
Depending on your plan, your cover may include:

– Plumbing: Leaks, burst pipes, blocked internal plumbing, stopcocks, toilets, cisterns.

– Electrical: Loss of power, damaged sockets/switches, faulty fuse boxes (Silver & Gold).

– Drainage: Blocked internal & external drains (Gold only).

– Boiler & Heating: Breakdown cover, repairs, and annual service (Gold only).

 


6. What’s Not Covered (All Plans)
The following are excluded from all plans:

– Electric showers

– Boiling water taps

– Macerators –

-Water softeners

-Appliances (e.g., washing machines, dishwashers, fridges)

– Cracked or broken toilets, basins, baths, shower trays, or shower screens

– Rewiring of the house – Installation or upgrading of fuse boards

– Underfloor heating systems

– Shared drainage systems (e.g., in flats)

– Cosmetic or decorative damage

– General wear and tear

– Structural or subsidence-related issues

– Pre-existing faults

– Any systems not maintained in a reasonable working condition

– Boilers over 10 years old (entitled to £300 off a new boiler instead)

– Boiler repairs requiring over £300 in parts


Important:
SBB Plumbing Ltd is not responsible for:

– Damage caused by leaks

– Any reinstatement of property or materials (e.g., carpets, flooring, ceilings) where access
maybe required

– Making any disturbed areas good after repair

Replacement Parts Notice:
Any parts replaced will be basic, standard replacements. If you require specific or designer
items (e.g., designer taps), you may choose to supply them yourself and we will install them
under your plan.

 

7. Cover Limits Maximum value of cover per 12-month period is £2,000, including all parts and labour.

– There is no excess or access fee to pay.

– Cover only applies to boilers up to 10 years old.

 

8. 30-Day Exclusion Period
A 30-day waiting period applies from the start of your cover. You cannot raise a call-out or
use your plan within this time. This helps protect against pre-existing faults.

 

9. Payments & Price Terms

– Payment is via monthly Direct Debit.

– Pricing is fixed for the first 12 months.

– We will not change your price in month 13 unless you are notified in writing at least 1
month before renewal.

 

10. Cancellations

– This agreement is a rolling monthly contract and continues unless cancelled.

– You may cancel your plan at any time with 1 month’s notice.

– SBB Plumbing Ltd reserves the right to cancel your cover with 1 month’s written notice,
for any reason including non-payment, misuse, false claims, or safety concerns.

 

11. Customer Responsibilities
As a customer, you must:

– Provide safe, legal access to systems

– Not misuse the service (e.g., repeated unnecessary call-outs)

– Maintain systems in reasonable condition

– Inform us of any known issues or changes

 

12. Liability & Exclusions
SBB Plumbing Ltd is not liable for:

-Indirect/consequential damage

– Third-party or self-caused issues

– Delays caused by parts availability or access – Natural disasters (e.g., fire, flooding)

 

13. Data Protection
We handle your data in accordance with UK GDPR laws. Your personal information is never
sold or shared without consent except where required by law.

 

14. Governing Law
This agreement is governed by the laws of England and Wales.
